These Terms of Service (“Terms”) govern your use of the website avaryanhomebuyers.com (the “Site”) and related communications from AvaRyan Home Buyers / AvaRyanHomeBuyers (“we,” “us,” or “our”). By using the Site or contacting us, you agree to these Terms.

Important: These Terms cover website use and general communications. They are not a substitute for disclosures required on real estate purchase contracts. Property purchase agreements, wholesale contracts, and assignment documents (including any Ohio-required wholesale or investor disclosures) are separate legal documents with their own terms. Nothing on this Site replaces those contract disclosures.

The Site and our operations may rely on third parties (hosting, CRM such as HighLevel, SMS carriers, email providers). We are not responsible for those parties’ outages or independent acts, except as required by law.

9. Disclaimers

The Site is provided “as is” and “as available.” To the fullest extent permitted by law, we disclaim warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted or error-free.

10. Limitation of liability

To the fullest extent permitted by law, AvaRyan Home Buyers and its owners, employees, and agents will not be liable for indirect, incidental, special, consequential, or punitive damages arising from your use of the Site or related communications. Our total liability for claims relating to the Site itself will not exceed one hundred U.S. dollars (USD $100), except where a signed purchase contract provides otherwise for a specific transaction.

11. Indemnity

12. Property contracts and Ohio wholesale disclosures

If we enter a purchase agreement, assignment, or wholesale-related contract with you, that document controls the transaction. Separate statutory or contractual disclosures (including Ohio wholesale investor disclosures where applicable) will be provided in or with those agreements. Website Terms do not waive, replace, or satisfy those disclosure requirements.

14. Changes

Courts in Hillsborough County, Florida may hear disputes about the Site, unless a property contract specifies another venue.
